CAM Hot Topics — HB 1203 Homeowner Associations
HB 1203 was signed into law on June 3, 2024, imposing new requirements on community association managers and firms providing services to homeowners' associations.
Effective July 1, 2024, CAMs and CAM firms must attend at least one member or board meeting annually in person, provide member contact information and availability hours on the association website or application, post a summary of duties, and provide a copy of the management contract to members upon request. Beginning with the biennial period October 1, 2024 through September 30, 2026, CAMs must complete at least 5 hours of biennial continuing education specific to homeowners' associations, with 3 hours required on recordkeeping. CAMs exempt under Section 455.2124, Florida Statutes, are exempt from these additional continuing education requirements.
Community association managers and community association manager firms authorized by contract to provide management services to homeowners' associations.
Effective July 1, 2024, with continuing education requirements effective for the biennial period beginning October 1, 2024.
