S0120 — Homeowners' Association Ombudsman

Senate Bill 120 proposed creating the Office of the Homeowners' Association Ombudsman within the Division of Florida Condominiums, Timeshares, and Mobile Homes of the Department of Business and Professional Regulation, but the bill died in the Regulated Industries Committee on June 16, 2025.

The bill would have established a new ombudsman office to oversee homeowners' association matters, with the ombudsman serving at the pleasure of the Governor. The ombudsman and full-time office employees would have been prohibited from holding certain positions, engaging in specified activities, or receiving certain compensation. The bill included provisions for administering an election monitoring process for associations.

If enacted, the bill would have applied to all homeowners' associations and the Division of Florida Condominiums, Timeshares, and Mobile Homes within the Department of Business and Professional Regulation.

The bill died in committee on June 16, 2025, and did not become law.
