S0908 — Fees/Homeowners' Associations

Senate Bill 0908 was filed to require homeowners' associations operating more than two parcels to pay an annual fee to the Division of Florida Condominiums, Timeshares, and Mobile Homes for each residential parcel.

The bill would have required each homeowners' association operating more than two parcels to pay an annual fee per residential parcel to the Division of Florida Condominiums, Timeshares, and Mobile Homes. The bill specified that associations failing to pay the fee by a deadline would incur a penalty in an amount equal to the amount due. Associations with unpaid fees plus penalties would be deemed delinquent and would lack standing to maintain or defend any action in state courts until the full amount was paid. All fees collected would be deposited into the Division of Florida Condominiums, Timeshares, and Mobile Homes Trust Fund.

Homeowners' associations that operate more than two residential parcels.

The bill died in the Regulated Industries Committee on March 13, 2026, and did not become law.
