S1178 — Community Associations

S1178 was read on second reading in the Florida Senate on March 6, 2024, after passing three committee substitutions.

The bill requires community associations to return official records within a specified period following termination of a management contract. It requires community association managers and management firms to provide written disclosure of certain conflicts of interest to the association's board. The bill provides criminal penalties for any officer, director, or manager who knowingly solicits, offers to accept, or accepts a kickback. The bill authorizes (rather than requires) certain hurricane protection specifications and specifies when the cost of installation of hurricane protection is not a common expense.
