S1498 — Community Associations

Senate Bill 1498 was filed to revise Florida community association law regarding records violations, electronic voting, developer turnover inspections, and homeowners' association record inspection rights, but died in committee.

The bill proposed to revise conditions constituting violations of condominium association record provisions; modify how associations receiving electronically transmitted ballots must handle them when electronic voting has not been adopted; expand developer turnover inspection requirements for cooperative associations to include all buildings regardless of height rather than only buildings three stories or higher; and establish that official homeowners' association records are open to inspection by certain persons at all reasonable times.

The bill died in the Appropriations Committee on Agriculture, Environment, and General Government on March 13, 2026, and did not become law.
